I hold up my glass. “Cheers.”

“You shouldn’t celebrate until you get it.”

“Cheers to you being the sexiest real estate agent I’ve ever worked with.”

Her face flushes. “Ha, ha!”

“I especially like the benefits I got today.”

She elbows me, and her phone beeps. “The agent got it.”

“Good.”

We order dinner, drink some wine, and spend the meal happily talking and kissing from time to time.

After the waitress clears the table, my phone beeps and I check the text. I read the message and open my email.

Grinning like an idiot, I turn to her. “I have a surprise for you.”

“A surprise?”

I nod.

Slowly, she says, “Okay. What is it?”

I forward the email to her. “Open your email.”

“Open my email?”

“Yes.”

She scrunches her face.

“Open it.”

She opens up her email, reads it, gapes at me, then re-reads. “I don’t understand. This is from an attorney I’ve never met saying that the Vivian Caras Foundation has been open and funded.”

I grin at her. “Yep.”

“Chase?” She scans my eyes.

“I thought it was time you had your own foundation.”

“You gave me my own foundation?”

“Yes.”

She takes a sip of water, and her hand is shaking.

“This says it’s funded with twenty million dollars in cash and another ten million in properties that generate approximately two million dollars a year in revenue.”

“That’s right.”

“That’s thirty million dollars,” she whispers.

“Ten million of the cash needs to be used to clean up the park. I signed the purchase agreement today with the city. The other cash is for the buildout of the Vivian Caras Recreational Park and Gardens.”

“You signed the purchase agreement today with the city?”
